Vancouver Real Estate Video Tips: Selling on Busy Streets

Selling a home on one of Vancouver's busy streets can be a challenge. Yesterday I was walking along West 6th Ave. on my way to lunch and I noticed that I had walked past 4 For Sale signs in about a block. I happened to have my Flip Camera with me so on my way back I pulled it out and shot a quick video about the challenges of selling a home on one of Vancouver.

I am pretty happy with the video, but there were a couple of other things maybe I should have mentioned. I talked about pricing and that is far and away the most important thing, but a few other factors should not be forgotten. These issues are all the more pertinent as the inventory of homes for sale continues to rise. So other than pricing it right what else can you do to help you sell you home on.

  1. Staging: If you place looks great buyers are more likely to focus on the inside and less likely to walk straight to the windows to look at the cars whizzing by.
  2. Pictures: Make sure your home is advertised all over the web with lots and lots of pictures and maybe even video, or a virtual tour, or even both!

I seem to think there something else I was thinking about but it has left me at the moment. With the pricing, if you are selling on a busy street, you must remember that when you bought your home you paid less because it was on a busy street and now that it is time to sell you must present value to potential buyers. You need to offer more for the dollar than they can find on a quieter street.

Take a look at the video below, or if that causes you any problems you can view it on the new "604homes TV" page I've created on my website for all my Vancouver real estate videos. This is one my first attempts at video so your comments below would sure be appreciated.
