I Love This Virtual Tour: Part 2

I started to write this post last week, but something went wrong and I lost it. I was not happy, but there we are, and here we go. In Part 1 I talked about the StyleDesigner feature that allows the visitor to re-decorate rooms in a house. You can change everything from paint to flooring, trim and counter tops.

SPACEDESIGNER

In Part 2 here I would like to talk about the SpaceDesigner. This is a feature that Obeo has been offering for a while now and was one of the things that really attracted me to Obeo when I first heard about them. What SpaceDesigner allows you to is to take that static floorplan you get done and make it interactive.

I get the floorplan company in to measure the place and they draw up the nice little floorplan. O

Custom Floorplan

nce I get the file I email it to Obeo and they plug it into the SpaceDesigner. A short time later it appears in the virtual tour player.

INTERACTIVE

So the static floorplan is great and you can "imagine" where your furniture might fit, but with SpaceDesigner you can pick up a couch from the sidebar and drag and drop it into the floorplan. You can then rotate it so it doesn't face the wall and  then resize it so that it is actually the same size as your couch, or the couch you are looking at buying. This is a lot of fun, but I feel it has a very real sales benefit for home sellers. Buyers are imagining and virtually moving their furniture into you home before they even walk in the door. If that giant china cabinet full of ceramic figurines won't fit in your place there is no point in them wasting your time and mine with a showing. At the sale time buyers are bonding with the home.

Once you've dropped all you furniture into the floorplan you can email it, save it or print it. Here is one that I did up for a new listing of mine. As you can see they even have outdoor furniture and gym equipment. This would be great for bigger luxury homes. The little camera icons link back to the panoramas of the home. Like the elliptical trainer that I added to this condo. You can play with this here.

I love this thing and I they have new feature as well that I will write about soon. What do you think about it?
