  • Vancouver Housing Starts - January 2009 - They didn't go up

CMHC reports this morning that this January's housing starts were about half of what they were in January '08. Housing starts were down across detached and attached categories, but not in all areas, as Delta, Langley and Maple Ridge saw increases. As I have said before though one months housing starts are not the best reflection of ...

  • Metro Vancouver Real Estate Statistics: December 2008

The Real Estate Board of Greater Vancouver  has released the December 2008 stats with the headline: 2008 brought improved housing affordability to Greater Vancouver. Not that catchy, but true enough. Sales of residential properties were down 35.3% in 2008, compared to 2007 while listings increased by 13.9%. Real estate Board President ...

  • Vancouver Real Estate Statistics: November 2008

Well, as you may have heard, the numbers were not good last month with sales activity (units sold) down about 70% over last November. Prices were also down, with almost all areas (except detached homes in Squamish, the Sunshine Coast and a 0.6% increase in Pitt Meadows) of the Real Estate Board of Greater Vancouver showing year over year declines. ...

  • Vancouver Real Estate Statistics: September 2008

So the September stats from the Real Estate Board came out yesterday and it was great new with prices up 400% and sales up by 1 billion units. Okay, just kidding, the news was bad. Sales were down 42.9 per cent compared to last September. As well 28.8 per cent more homes were listed last month than in September 2007. Prices were down too. As ...

  • The Good News and the Bad News in Vancouver Real Estate

The day started off with some pretty good new in my inbox with an email from RBC letting me know that housing starts were up in August. As I have mentioned before I don't think monthly housing starts are too useful anyways, but up is always better news than down, well not always, but in this case... As we all know the Vancouver real estate ...

  • Vancouver Real Estate Statistics: August 2008

I have just not been motivated to blog lately. Maybe it was the rainy end of the summer. I don't really know. Anyway, the August stats came out a couple of days ago and I thought I better get the news out to you fine folks. I am sure you have seen it in the papers, but if you are not in Vancouver, maybe not. The news was a bit less cheery ...

  • I am back, did you miss me?

Of course not, but it looks like Vancouver real estate was on vacation too while I was away. In the two weeks I was away there were about 715 new listings, over 500 price changes (I am guessing mostly reductions), and just 250 sales in the City of Vancouver. Yikes, a 3 to 1 sales to listings ratio. Not good news for sellers. ...

  • Vancouver Real Estate Statistics: June 2008

The Real Estate Board of Greater Vancouver released the June 2008 statistics yesterday and the media are having a hay-day with them. No question the market has changed. Listings are way up (18.3 per cent to 6,546 in June 2008 compared to June 2007, when 5,533 new units were listed), inventory is way up, sales are way down (42.9 per cent in ...

  • Canada’s New House Price Increases Slow Down

Straight from my Daily Economic Update from RBC (I wish they would quote the source of the stats. Maybe it is RBC itself.): The new housing price index was flat in April with the annual pace of increase slowing to 5.2% down from 6.1% in March. The house-only component fell 0.1% in April and the land component posted a 0.2% increase. On a ...

  • Vancouver Housing Starts Up This Year

Amongst all the news off increased listings and (slightly) decreased sales came the news earlier this week that housing starts are up so far this year in Vancouver. On Monday the Canada Mortgage and Housing Corporation (CMHC) announced that "preliminary" numbers indicate the starts up up 10% over the same period last year. Single family ...
